At Canal City Realty, I make buying, selling, or renting a home in Amsterdam clear, personal, and completely stress-free.
Instead of a traditional estate agent, you get a dedicated personal guide who handles the entire process from start to finish with full transparency and support.
I take care of everything so you can focus on finding your new home.
– Tailored property search based on your lifestyle, budget, and timeline
– Access to both listed and off-market properties
– Expert guidance through the full Dutch buying process (viewings, negotiations, inspections, financing, and legal steps)
– Clear explanations of every rule, contract, and next step — in plain English
– Personal support until the keys are in your hands, and after
One fixed fee, agreed before we start. Fees start at €6,000 incl. VAT. No percentages, no withdrawal fee, and nothing to pay until you get the keys.
A more expensive home doesn't take proportionally more work, so the fee is a fixed amount per price range rather than a percentage of what you pay. At the top of the market it levels off completely.
If I negotiate a price below asking, I receive 10% of the difference. Your savings, my incentive.
Your fee is based on the search budget we agree when we start. If you decide to look in a higher price range, we agree the new fee before the next viewing. No surprises afterwards.
At the transfer at the notary. If the purchase is dissolved under a condition in the contract, such as financing, you owe no fee.
Building inspection, valuation, notary and mortgage advice. I'll introduce you to specialists I trust.
I create a sharp, professional strategy to sell your property at the best possible price and in the shortest time.
– Professional valuation and in-depth market analysis
– High-quality photography, marketing that stands out, and home styling by excellent stylists from my network
– Targeted exposure to both local and international buyers
– Expert negotiation on your behalf
– Full handling of viewings, offers, contracts, and closing
One percentage, agreed before we start: 1% of the sale price, incl. VAT. Nothing to pay until the transfer at the notary.
I show your home myself, follow up with every viewer and keep you updated on interest and bids. No hand-offs to junior agents.
A well-presented home sells faster and for more. If your home can use it, I bring in one of the excellent stylists from my network, from a few finishing touches to full staging.
The fee is due at the transfer at the notary.
Professional photography, floor plan, the Funda listing, energy label, NEN 2580 measurement report and styling. I arrange all of it with specialists I trust, and you know the costs before anything is booked.
When you need a rental, I help you find the perfect place quickly and smoothly.
– Personalized rental search matching your wishes and budget
– Access to exclusive rental listings and off-market opportunities
– Guidance on Dutch rental contracts, tenant rights, and Amsterdam-specific regulations
– Accompanied viewings and professional negotiation of rental terms
– Full support with all paperwork and move-in arrangements
The Amsterdam rental market moves in hours, not days. I search every day, so you only see the homes worth your time.
We agree your brief: areas, budget, size and move-in date. From then on I scan the main rental platforms every day and send you the new matches, often within hours of them going live.
I view homes on your behalf and tell you honestly what I see, so you can apply before you arrive.
I help owners rent out their property professionally, stress-free, and at the best possible rate.
Whether you’re relocating to Amsterdam, moving within the city, or preparing for your next international chapter, I combine deep local expertise with a genuine international perspective.
Renting out a home in Amsterdam comes with strict rules on rent and contracts. I find you a good tenant and keep you on the right side of them.
Since July 2024 the Affordable Rent Act (Wet betaalbare huur) caps the rent for most homes up to 186 points, and most new leases are open-ended. I check where your home stands before we set the rent.
I check income, employer and references, and present you with the best candidates, not just the first applicant.
Temporary letting is still possible in specific situations. I arrange it through a specialist partner in my network, who first checks whether your situation qualifies.
Property management once the lease has started.
Let’s have a no-obligation conversation. I’ve lived your journey myself.
Contact me today and we’ll make the process feel simple and human.
